Carib Housing is an online housing service combined real estate rental platform that advertises, apartments for rent, sublets, subleases, houses for rent, group homes and commercial rentals and holiday home swapping rentals. Apartment rentals, sublets, subleases, roommates advertisements are verified and validated. However potential renters, tenants have not been screened, verified or evaluated. Individuals utilizing this service to find apartments, sublets, subleases, roommates or tenants take full responsibility for their actions and understand that the owners of the site take no responsibility for any consequences of using this service.
1. Your Account
You are responsible for maintaining the confidentiality of your account and password and for restricting access to your computer to prevent unauthorized access to your account. You agree to accept responsibility for all activities that occur under your account or password. You should take all necessary steps to ensure that the password is kept confidential and secure and should inform us immediately if you have any reason to believe that your password has become known to anyone else, or if the password is being, or is likely to be, used in an unauthorised manner.
Please ensure that the personal details that you provided us when registering are correct and complete and inform us immediately of any changes to that information. You can access and update your personal information in the “Your Account” area of the website.
Carib Housing reserves the right to refuse access to the website, terminate accounts, remove or edit content, or cancel orders at our discretion. If we cancel an order, it will be without charge to you.

The e-mail addresses of the replying members may be used by participants of Carib Housing. And only for correspondence on housing that you have offered on Carib Housing. It is not allowed for landlords to add the e-mail addresses of the replying members to mailing lists or in any other way to commercially exploit them.
4. Purposes
Carib Housing processes the information listed above from users, who (want to) make use of the services and facilities offered on the website. This is for the users benefit taking into account the user’s personal preferences and interests while using the site actively.
In addition Carib Housing also process the data for overall customer relationship management and for internal acquisition / marketing purposes.
5. Access to www.caribhousing.com
We will do our utmost to ensure that availability of the website will be uninterrupted and that transmissions will be error-free. However, due to the nature of the Internet, this cannot be guaranteed. 9. Defamation claims
It is not possible for us to be aware of the contents of each comment or review that is displayed. Accordingly, Carib Housing operates on a "notice and take down" basis. If you believe that any content on, or advertised for sale on, this website contains a defamatory statement, please notify us immediately using the contact details below. Please provide your name, address, telephone number, and e-mail address when sending the notice to us. In addition, please send links to all pages on which you believe there is defamatory content and explain what content you believe is defamatory and why. 12. Conditions relating to the sale of products and services
This section deals with conditions relating to the sale of products and services by Carib Housing to you. In the event of Carib Housing referring you to a third-party for the purchase of products or services we can accept no liability for an eventual transaction nor make any representations as to the quality or otherwise of the products and/or services and their supplier/s.

When you place an order to purchase a product or service from Carib Housing, we will send you an e-mail confirming receipt of your order and containing the details of your order.
14. Returns
We cannot accept any returns of electronically delivered products, which include, non-exclusively, PIN numbers for international calling cards. Physical products will be refunded if returned to us in perfect condition within 30 days.
15. Conditions relating to your use of Carib Housing and sales to you
15.1 . Electronic communications
When you visit Carib Housing or send e-mails to us, you are communicating with us electronically. We communicate with you by e-mail or by posting notices on the website. For contractual purposes, you consent to receive communications from us electronically and you agree that all agreements, notices, disclosures and other communications that we provide to you electronically satisfy any legal requirement that such communications be in writing. This condition does not affect your statutory rights.
15.2. Liability
Carib Housing does not accept any liability and cannot be held responsible for transactions that result from our website and is not liable or responsible for direct as well as indirect damages incurred that may be as a result of advertisements and/or content of Carib Housing.
Carib Housing does not divulge our clients’ personal information to third parties without prior consent. All our clients’ personal information is kept in a secured area of our databases. We ensure our clientele that all possible measures are taken to protect their privacy. Letters are not permitted to include addresses from members of our database to a mailing list or otherwise exploit this data in a commercial matter.
15.3. Commission
Carib Housing does not charge a brokerage fee when you find accommodations via our website.
15.4. Refund
Carib Housing does not give refunds of the registration fee of an organized event.
16. Losses
Carib Housing will be responsible for any losses you suffer as a result of us breaching these conditions if the losses were reasonably foreseeable to both you and us when you commenced using the website, or a contract for the sale of goods by us to you was formed. We will not be responsible for any business loss (including loss of profits, revenue, contracts, anticipated savings, data, goodwill or wasted expenditure) or any other indirect or consequential loss that is not reasonably foreseeable to both you and us when you commenced using the website or when a contract for the sale of goods by us to you was formed. Carib Housing does not limit in any way our liability by law for death or personal injury caused from our negligence or breach of duty.
17. Alteration of service or amendments to the conditions
We reserve the right to make changes to our website, policies, and these Account Terms and Conditions at any time. You will be subject to the policies and conditions of the Account Terms and Conditions in force at the time that you use the website or that you order goods from us, unless any change to those policies or these conditions is required to be made by law or government authority (in which case it will apply to orders previously placed by you). If any of these conditions is deemed invalid, void, or for any reason unenforceable, that condition will be deemed severable and will not affect the validity and enforceability of any remaining conditions.
18. Events beyond our reasonable control
We will not be held responsible for any delay or failure to comply with our obligations under these conditions if the delay or failure arises from any cause which is beyond our reasonable control. This condition does not affect your statutory rights.

These conditions are governed by and construed in accordance with the Dutch laws. You agree, as we do, to submit to the non-exclusive jurisdiction of the Dutch courts.
